We are not a party to any rental agreement between Guests and Hosts. Our role is limited to providing the platform that connects both parties.

3. User Accounts

To access certain features, you may need to create a user account. You agree to:

  • Provide accurate and complete information;

  • Keep your login details secure;

  • Notify us immediately of any unauthorised use of your account.

4. Bookings and Payments

When booking a property:

  • Full or partial payment may be required in advance, depending on the listing’s terms;

  • You agree to comply with the cancellation and refund policy associated with the booking;

  • All payments must be made in Nigerian Naira (₦), unless otherwise stated.

Zuwaapartments.com may use third-party payment processors. We are not responsible for payment errors or delays caused by third parties.

5. Host Responsibilities

Hosts are solely responsible for:

  • Ensuring their property listings are truthful and not misleading;

  • Complying with all applicable health, safety, tax, and regulatory requirements under Nigerian law;

  • Managing their own bookings, property maintenance, and guest communication.

6. Guest Responsibilities

Guests agree to:

  • Respect the property, rules, and privacy of the Host;

  • Avoid illegal activities during their stay;

  • Pay for any damage caused to the property.

7. Personal Information & Privacy

We collect personal information such as names, contact details, and booking preferences to facilitate platform operations.

  • We do not sell any personal information collected.

  • Data collected is used strictly for service provision, booking management, and customer support.

  • Our data practices comply with the Nigeria Data Protection Act (NDPA) and other applicable data privacy regulations.

8. Intellectual Property

All content on Zuwaapartments.com — including text, logos, graphics, and images — is owned by Zuwa Homes/Zuwa Apartments or its licensors. You may not reproduce or distribute our content without our written permission.

9. Limitation of Liability

  • Disputes between Hosts and Guests;

  • Service interruptions due to maintenance, upgrades, or force majeure events.

10. Termination

  • You engage in fraudulent or unlawful activity; or

  • We are required to do so by law.

11. Amendments to Terms

12. Governing Law and Dispute Resolution

These Terms are governed by the laws of the Federal Republic of Nigeria.
Any disputes shall first be resolved through good faith negotiation. Where resolution fails, disputes shall be referred to arbitration in Lagos, Nigeria, in accordance with the Arbitration and Conciliation Act, Cap A18, Laws of the Federation of Nigeria 2004.

INDEMNIFICATION POLICY

1. Guest Liability & Waiver of Claims
By booking and/or staying at Zuwa Apartments Limited (“Zuwa Apartments”), guests accept full responsibility for their personal safety and that of any individuals accompanying them. Zuwa Apartments shall not be held liable for:

  • Any injury, accident, illness, or loss of life occurring on the premises.

  • Loss, damage, or theft of personal belongings, including vehicles, luggage, electronics, or other valuables.

  • Any consequences resulting from the use of amenities or facilities provided by Zuwa Apartments.

2. Property Damage & Loss
Guests agree to maintain the property in good condition. The guest will be held financially responsible for:

  • Any damage to the property or its contents, whether caused intentionally, negligently, or accidentally.

  • The cost of repair or replacement for missing, broken, or stolen items, including but not limited to furniture, appliances, decor, linens, keys, or electronics.

  • Any additional cleaning fees arising from misuse, neglect, or policy violations.

Zuwa Apartments reserves the right to assess and determine applicable charges, which may be deducted from the security deposit, charged to the guest’s credit card on file, or pursued through legal recovery channels if necessary.

3. Acceptance of Terms
By confirming a booking or occupying the premises, the guest agrees to the terms outlined in this Indemnification Policy. This document is binding and forms part of the rental agreement between the guest and Zuwa Apartments Limited.
